Independent damp surveyors in Essex: diagnosis without the sales pitch
If a mortgage valuer, a homebuyer survey or a tenant has flagged damp, the next person through the door is usually a "damp specialist". Many of those surveys are free, because the company makes its money from the treatment it recommends.
An independent damp surveyor charges for the inspection and report, and doesn't sell the cure. That's a small up-front cost, and it can stop you paying for a chemical damp-proof course when the real problem is a blocked gutter, high ground levels or poor ventilation.
What an independent survey costs (published prices)
| Surveyor (anonymised) | Covers | Published fees | What their site says about independence |
|---|---|---|---|
| Essex independent damp surveyor (A) | Essex-wide | About £275–£600, depending on the size of the property | Says it doesn't sell treatments or repairs |
Prices taken from firms' own published rates, checked 23 October 2026. Firms are named only once they've agreed. Spotted an error? Email hello@fairquoteessex.co.uk.
The firm doesn't say whether VAT is included, so ask.
Other independent surveyors we found covering Essex (chartered building surveyors in Chelmsford, Halstead and Wickford, and specialists in Chingford and Colchester) don't publish fees, so they aren't in the table. Expect to be quoted per property.
Which kind of surveyor do you need?
- Buying, and the lender wants a damp report: ask the lender or broker whether they need a particular qualification before you book.
- Period or solid-wall house (roughly pre-1919): look for a surveyor with experience of older buildings. The RICS consumer guide on damp and mould warns that RICS membership alone doesn't mean damp expertise.
- Landlord responding to a tenant complaint: you want a written root-cause report you can act on and keep on file, not a quote for a treatment.
- Insurance or escape-of-water claim with mould: you want a causation report from someone who won't also be doing the remediation.
What a proper damp inspection includes
- The outside first: gutters, downpipes, ground and path levels against the wall, pointing, render cracks, blocked air bricks.
- Ventilation and condensation: humidity readings, extractor fans, drying washing indoors, cold spots behind furniture.
- More than a meter: a handheld moisture meter only suggests where to look. Ask how they'll confirm a reading (for example, by testing samples drilled from the wall).
- A written report with photos that names the cause, not only the symptom, and tells you what to fix first.
Questions to ask before you book
- Do you, or any business you're connected to, carry out or earn commission from damp-proofing or remedial work?
- Will you inspect the outside: gutters, downpipes, ground levels, pointing, air bricks?
- How will you confirm moisture beyond a surface meter reading?
- Can I see a sample report, and how long until I get mine?
- What's the fee, is VAT included, and what would cost extra?
- Who will visit, and what qualifications do they hold?
Check qualifications yourself. Don't rely on a logo. You can check chartered surveyors and RICS-regulated firms on RICS's directory, and Property Care Association members on the PCA website. We haven't verified any firm's memberships.
Warning signs
- "Rising damp" diagnosed in minutes from a single meter reading.
- A free survey that ends with a treatment quote and a discount if you sign today.
- Nobody looks outside.
- A 20- or 30-year guarantee from a company with little trading history. Check it on Companies House, and ask whether the guarantee is insured.
